Step 1
Pricing Your Property

Before advertising your property on the different available channels, we first do a site visit at your property. This allows us to feature your property more effectively. Each and every property has its unique features, strengths and attributes that can be accentuated using different methods and we would love to discuss yours with you.

In many instances, your property could be occupied and your existing tenants do not make viewings easy for you.

In these cases, we explore options of virtual tours that showcase your property just as if your prospective tenants are there physically.
While certainly not a exact replica of physical viewings, virtual tours widen your hit rates without inconveniencing your current tenant as much.

In some cases, we employ furniture rentals or even suggest slight refurbishments in order to present your property in a better light. Whichever strategies, you can be assured that we take your property as our own and commit our best possible thoughts to help you lease it out sooner.

Step 3
Negotiating Preferential Terms in Tenancy Agreement

Tenancy agreements are not always 'standard'. 

We have witnessed corporate leases that are somewhat unfair to landlords.

While not legally trained, when such clauses that are 'out of the norm' catch our eyes, we know we have a duty to negotiate them away for you.

Step 4
Handover Of Premise

Kind of like the 'last league' in every tenancies, we do not take handovers likely.

Prior to the day of key exchange, our team prepares a comprehensive list of inventory with substantiating pictures and test all your electrical appliances for you. When necessary , we go one extra step and engage specialists to churn out detailed condition reports for you.

While landlords hold the security deposit, reaching an amicable agreement over damages being pre-existing or inflicted beyond wear and tear can be distressing and take precious time and energy off you. We believe these troubles are absolutely unnecessary. We also have a list of trusted vendors such as handyman, plumbers etc to assist you on getting items fixed before handing over.

We do all coordination works for you and we assure you that you barely need to lift your fingers to make any calls unless absolutely necessary.

Step 5
Tenancy Management

During the lease term, some issues can be raised over and beyond your imaginations.

What happens when your tenant complains of poor air circulations and insist the property is no longer habitable? 

What happens when there are claims of paranormal activities causing traumatic experiences to your occupiers ?

What happens when your tenant leave the country without notifying you ? 

And how can you evict a tenant who refuses to pay rent after several legal notices ?

These may sound absurd but in fact, experienced by our very own clients.While tenancy management is in fact not a contractual requirement for real estate agency services in Singapore, we insist to standby our landlords throughout the term of tenancy. Those oddest issues raised are not too common, thankfully, but what we expect to receive all the times are raised on minor repairs.

Step 6
Taking Over Vacant Possession

At the end of lease, there are likely defective items that need rectifications.  

Often, signs of use such as stains on walls caused by furniture or mild wear off on sofas are unavoidable.

However, should the damages appear beyond reasonable wear and tear and our condition reports show evidently that they are not there prior, we do our best to enforce repair works on your tenants accordingly.
