During the session, Adrian presented a comprehensive outlook on Singapore’s property market heading into 2026. He highlighted that both HDB and private residential markets are entering a phase of slower, more measured growth, rather than decline. Notably, HDB prices have surged significantly since 2020, but upcoming supply, especially a wave of flats reaching MOP between 2026 and 2028, will reshape market dynamics.
For private residential properties, Adrian emphasized that while growth is stabilizing, demand remains resilient, supported by lower interest rates and strong owner-occupier activity. Buyers are increasingly shifting towards OCR and RCR regions, as well as landed homes, where relative value and growth potential are more attractive.
A key takeaway from the presentation was the importance of aligning property strategy with one’s life stage and financial objectives. Rather than chasing a “one-size-fits-all” approach.
